About
The Person Behind the Seal
YEMAINE LOPEZ · TEXAS NOTARY PUBLIC
Every Seal I Apply Carries My Name
A notary’s signature is a promise: that the person signing is who they claim to be, that they signed willingly, and that the moment was witnessed by someone the State of Texas trusts to get it right. I don’t take that lightly. Whether it’s a mortgage closing worth half a million dollars or a healthcare directive signed at a hospital bedside, I bring the same attention to detail and the same respect for what’s at stake.
Working bilingually in English and Spanish means no one in the Houston area has to sign a document they don’t fully understand. That matters to me. I explain what I’m witnessing, I answer what I’m allowed to answer, and I tell you plainly when a question needs an attorney instead of a notary. Confidentiality isn’t a policy here — it’s the baseline.

HOW I WORK
What to Expect When You Book
Notarization should be the easy part of your day. I confirm the details before I drive, verify identification carefully as Texas law requires, never rush a signing, and keep a proper journal of every notarial act — so your record exists if it’s ever needed.
Annual background screening and advanced certification through the National Notary Association, renewed every year. Required by lenders and title companies.
Texas surety bond plus Errors and Omissions insurance — because the documents I handle are often the most important my clients will ever sign.
Authorized by the Texas Secretary of State to perform every statutory notarial act: acknowledgments, jurats, oaths, affirmations, and copy certifications.
Registered with the State of Texas to notarize via encrypted video with identity verification, digital certificate, and tamper-evident seal.
FAQ
Questions About Working With Me
No. I’m a Texas-commissioned notary public. I can witness signatures and administer oaths, but I cannot give legal advice or prepare legal documents. For that, you need a licensed Texas attorney.
Yes, fluently. I conduct signings entirely in Spanish when that’s what a client prefers. The notarial certificate itself must be in English under Texas law, but everything else can be in your language.
Yes, regularly. The signer must be alert, understand what they’re signing, and be able to communicate their intent directly to me.
I can notarize a signature on a document in any language, as long as I can communicate with the signer and the notarial certificate is in English. I cannot translate the document for you.
